The Billings Market Is Giving Sellers a Pretty Clear Message

The Billings housing market has changed.

That doesn't mean homes aren't selling.

They are.

But buyers have choices, and that's important for sellers to understand.

Recent market data shows Billings home values remain higher than they were a year ago, while more than half of recent sales tracked by Zillow closed below their original list price.

That's telling us something.

Pricing matters.

Buyers Have More Room to Be Selective

A few years ago, sellers could sometimes get away with things the current market won't tolerate as easily.

Aggressive pricing.

Deferred maintenance.

Poor presentation.

Today, buyers have more ability to compare your house against the competition.

That means your home needs to make sense.

Not just emotionally.

Financially.

Don't Price Based on What You Need

This is one of the hardest conversations in real estate.

Your mortgage balance doesn't determine your home's value.

The amount you spent remodeling doesn't determine it.

And what you need for your next house doesn't determine it either.

Buyers compare your property with the other options available to them.

That's why I look at:

  • Recent sales

  • Current competition

  • Location

  • Condition

  • Improvements

  • Garage and parking

  • Lot

  • Buyer activity

Then we use that information to build a pricing strategy.

The Market Will Talk to Us

Here's one of my favorite things about real estate:

The market gives us feedback.

No showings?

That's information.

Lots of showings but no offers?

That's information too.

Multiple buyers interested immediately?

Definitely information.

Our job isn't to fight that feedback.

It's to use it.

You Don't Need to Give Your House Away

Strategic pricing doesn't mean automatically pricing low.

It means understanding where buyers are likely to see value and positioning your home accordingly.
