Billings West End vs. Heights: Which One Is Right for You?

West End or Heights? You're Asking the Wrong Question

I don't love the question:

“What's the best part of Billings?”

Because there isn't one answer.

A better question is:

“Which part of Billings makes the most sense for what I'm trying to accomplish?”

The West End and Heights are a perfect example.

Both are major parts of Billings.

Both continue to grow.

And both can make sense for completely different buyers.

The West End

When people talk about growth in Billings, the West End usually comes up quickly.

The City defines the West End broadly as the area west of 24th Street and has been actively developing an updated neighborhood plan addressing housing, transportation, commercial spaces, green space and continued growth.

You'll also find significant differences within the West End itself.

59106, for example, tends to contain some of the higher-priced housing in Billings.

But even saying “West End” doesn't tell us enough.

There are established neighborhoods, newer developments, different lot sizes and very different price points.

The Heights

The Heights is also experiencing continued growth.

The City's updated Heights Neighborhood Plan looks at future housing, commercial activity, transportation and development around areas such as Main Street, Wicks Lane and Hilltop Road.

Again, “the Heights” isn't one type of housing.

Different parts offer different ages of homes, lots, access and price points.

So Which One Should You Choose?

This is where I push buyers a little.

Don't pick an area because somebody told you it's the place you're “supposed” to live.

Think about your actual life.

Where do you work?

Where do you spend your time?

What type of house do you want?

How much space do you need?

What's your budget?

How long do you plan to stay?

And what compromises are you willing to make?

The right answer might be the West End.

It might be the Heights.

It might be neither.

That's okay.

My job isn't to steer you toward my favorite part of Billings.

It's to help you understand your options so you can choose the location and property that fit what you're trying to accomplish.
